Why a Neolia building is easier to defend at sale and at letting
The factual case, with figures, to defend specifying Neolia before an investment committee, a buyer or a bank. Seven arguments, no slogans.
Value is decided in operation
Buildings account for about 40 % of Swiss energy consumption. Institutional buyers, banks and property managers now judge an asset on its operating data: real consumption, incident history, service charge statements that can be checked. A Neolia building produces them from day one.
An argument for your brochure
At a comparable price and location, the flat that offers a video intercom on the phone, consumption tracking and technical alerts stands out at the moment the buyer hesitates. After the sale, ancillary costs are transparent from the first year: real readings, not estimates.
Compliant with new-build requirements as standard
The MoPEC model provides for individual billing above certain thresholds, transposed according to each cantonal regulation. The applicable requirements must therefore be checked canton by canton. Neolia carries it out under the DIFEE model, individual energy and water cost billing, with no M-Bus riser and no manual reading: the meters communicate by radio and readings are continuous. Your planner has nothing special to allow for.
In rentals, a more competitive net rent
In a building with central heating, consumption varies threefold between comparable dwellings, and by up to eight times for water (SFOE). Without individual billing, this gap is spread across everyone: with it, nobody heats for the neighbours any more. At equal net rent, the all-inclusive rent becomes more attractive. In a market with 0.93 % of vacant dwellings (OFS, 1 June 2026), the difference shows at re-letting.
A documented climate trajectory
Continuous monitoring catches what nobody sees: a boiler drifting, a leak, ventilation running for nothing. Water damage is the leading cause of building claims in Switzerland. And consumption read month after month shows the real performance of the building, the figure missing from most CECB files.
You specify, the operator takes over
The contract follows the building: you sign the operating agreement, then the operator takes it over by an amendment, whether a property management company, a condominium or an owner. If they take it over before activation, you pay nothing. Otherwise, you pay until the takeover, and the contract ends after twelve months if nobody takes it over. Once the takeover is done, you keep neither a subscription nor any operating responsibility.
And it costs less to build
Only the items that really disappear are counted: shared door station, indoor units, intercom conduits and M‑Bus cabling. The meters stay in the heating and plumbing packages. Excl. VAT, on a building with 12 dwellings and one stairwell:
| Traditional solution: shared door station (800 CHF) + indoor units, conduits and M‑Bus (12 × 470 CHF) | 6'440 CHF |
| Neolia: the active equipment joins the electrical trade package, to the references we specify | Electrical works package |
| What leaves the tender, before the operating gains are even counted | 6'440 CHF |
