Before you talk to us

The three questions that come up most.

Why can the platform come down to 0 CHF?

Because the operation of your equipped buildings is deducted from your platform fee. It is not a discount: it is a billing base. The 120 CHF per dwelling per year pay for the operation of your equipped buildings, not for the platform; what they do here is reduce what you owe under the platform fee.

A platform at 0 CHF does not mean Neolia is free. The operating services for your buildings are still billed at their own rate, that of the «connected building» block.

Who pays for the operation of the connected building?

Whoever holds the operating agreement: the owner, or its property management company when it signs in its own name. On new builds, the builder holds it until the operator takes it over.

What a landlord can then charge to tenants is a separate question. It depends on the lease and the law, and an invoice description is not enough. The property management company's platform fee, for its part, is never an ancillary cost. What the legal framework says about passing costs on.

What happens when the management company or the owner changes?

The contract follows the building and is transferred to the new operator under the Neolia takeover procedure. Operation of the building is not interrupted, the commitment term does not restart from zero, and the same period is never invoiced twice.

What to expect when you take over an equipped building.

Prices excl. VAT for professionals, final for private landlords and self-managed condominiums. The commitment term for the connected building is set in the operating agreement, and a project built on imposed equipment is priced separately.
