What counts is what you do not see
On a cruise ship nobody admires the installation: you simply note that it works. A building fitted with Neolia is recognised by what stops happening.
The company
Neolia develops a property management platform and connects the equipment that keeps a building running: intercom, heat and water meters, access and technical plant. The property manager, the building and the residents all work from the same information.
Where Neolia comes from
Neolia grew out of a trade: twenty years of home automation and multimedia integration in luxury homes, high-end hotels and cruise ships. Places where everything is expected to work, all the time, without anyone having to look after it.
These systems have one drawback: their price. Not because they are expensive to make, but expensive to design, to wire and to maintain, building by building.
This is the path car technology takes: what is developed in racing, under the harshest constraints, ends up in production cars. A cruise ship or a luxury residence plays the same role for a building. There you test what lasts, and then you know what deserves to go everywhere.
This vision goes back eight years. The technology already existed. What was missing was a market ready to hear it.
Since then radio has become reliable, hardware has come down in price, and above all the market has matured: individual billing has become standard, and remote management an expectation.
On a cruise ship nobody admires the installation: you simply note that it works. A building fitted with Neolia is recognised by what stops happening.
High-end projects live with integrators on hand. An income property has none. So anything that required a site visit is done remotely, or it is not part of the product.
What cost a lot was not the equipment, it was the project redone from scratch for every building. At Neolia there is nothing to assemble: two offers, with a clear scope and a readable price. That is the condition for the price to stay compatible with service charges.
Where we are going
Most buildings know almost nothing about themselves. A consumption figure shows up a year later on a statement, a leak shows up as damage, a heating failure through the first tenant who calls. And changing a name on an entry phone still means a site visit.
None of this is a technical inevitability: it has been solved for twenty years in buildings that could afford it. What the rest of the stock lacked was a price that fits into existing charges.
That is our only direction: to put into a twelve-dwelling building what used to equip exceptional properties, at a cost compatible with existing service-charge models. Not a stripped-down version: the same thing, for everyone.
Twenty years of installations on site, not in a design office. We know what breaks, what never gets used, and what an electrician will actually agree to fit on a Monday morning.
The company is entered in the Fribourg commercial register and the database is hosted in Switzerland, in the Zurich area. You can check this in our security charter.
Meter manufacturers, door station suppliers, technical distributors: Neolia builds on equipment available on the market and on the firms that make it, never on isolated proprietary hardware.
Our scope
A clear scope beats a broad promise. These four limits are written down because we keep to them.
Manufacturers make the meters, the door stations, the sensors and the controllers. We select what exists and we connect to it.
It keeps its mandate, its responsibility and its relationship with its owners. Neolia gives it the tools to run its portfolio, and can in doing so replace several of the programs it uses. It never becomes the manager of the property.
Not the site management, not the technical design office, not the electrician. We supply a trade package, we commission it, we hand it over.
We recommend what we know to be reliable, and we connect equipment that exposes a documented interface, within what the manufacturer and the firmware allow. The choice remains the owner's.
