Frequently asked questions

The questions we are asked most often.

The platform, the connected building, installation and compatibility. Pricing questions have their own page.

Can the platform be used without equipping the buildings?
Yes. A managing agent can use the management platform on its own, with no connected building at all: leases, statements, jobs, unlimited users. What is not available in that case are the functions that read the building: remote meter reading, the intercom and the technical alerts. The platform in detail.
Our small condominium manages itself, with no management company. What then?
The management platform is the same, self-service: one co-owner, or everyone, manages the names on the intercom, the alerts and the statements. Operation is identical, 120 CHF per dwelling per year, and can be invoiced once to the community, voted at the owners' meeting like any other common charge. For comparison, heating cost billing alone from a traditional provider is often charged at 50 to 100 CHF per dwelling per year, with no intercom and no alerts.
Are there options or modules to choose from?
There is nothing to assemble. There are two offers, each with a clear scope and a readable price. The property management platform can be taken on its own : leases, service-charge statements, collections, meetings, documents, messaging, unlimited users and the app for your residents. The connected building adds what only an equipped building allows : remote meter reading, individual heating and water billing, intercom on the phone, door opening, alerts from the technical plant and consumption tracking by the resident. No charge per function, no tier to unlock, and new functions arrive by simple update.
Who installe physiquement le matériel ?
In new builds, the installation work is part of the site: it is carried out by the project’s electrician, in the electrical works package. The electrician buys the equipment to the references we specify, installs it and connects it. Each device is linked to the site by scanning its code. In existing buildings and in renovation, Neolia handles everything: the equipment, the installation work and the commissioning, directly or with a partner installer. In both cases, the final commissioning is carried out by Neolia, with a handover report.
What happens during a demo?
You describe a building in your portfolio or your next project, and we answer on that: what connects, what it changes in the day to day of management, and what it costs. You leave with a written estimate. No one calls you back afterwards to chase you: if you do not take it further, we do not press. It is a technical meeting, run by someone who installs and operates these systems. Book a meeting.
Can the service be passed on through ancillary costs?
The price owed to Neolia and the share you can charge to your tenants are two separate questions. A tenant only owes ancillary costs if their lease expressly provides for them, and only for costs actually incurred (Articles 257a and 257b of the Swiss Code of Obligations). For heating and hot water, the tenancy ordinance allows individual meter reading and billing. Neolia operating fees cover services of different kinds, with no breakdown: nothing can be passed on automatically, and an invoice description is not enough. That assessment is for the landlord and their adviser. A new category of charges is never added to an existing lease by itself: the official form is required. Article 4 of the general terms. The five points to check before signing.
How long is the commitment?
None for the platform alone. It is billed monthly, and the first thirty days are free, with no credit card. To stop, write to contact@neolia.ch: the subscription ends at the end of the month paid for. For the connected building, the term is set in the operating agreement: 36 or 60 months, for new builds and renovations alike. It runs from the first activation, then the contract renews for periods of 12 months. The equipment and its installation are never the consideration for it. The minimum commitment is twelve months of operating fees in total, paid by the builder, by the operator, or by one then the other. If nobody takes over the builder's contract, it ends after those twelve months. These terms never apply to the software alone. Article 12 of the general terms.
Who funds the equipment?
It depends on the context, and since 9 September 2026 the two regimes are separate. On new builds, the active equipment belongs to the electrical trade package: we specify the references, your electrician orders them from their distributor and resells them with their package, warranties included, together with the cables, power supplies, builder's openings and labour. Neolia then supplies no equipment. In renovation, Neolia funds the active equipment and its installation from 8 dwellings per stairwell, from its own funds. Below this threshold, the equipment is invoiced once, 2 000 CHF excl. VAT per stairwell. The price of the service, however, does not change from one building to another. A stairwell is an entrance to be fitted with a door station: an emergency exit or a service door without an intercom does not count as one. Heat and water meters are still supplied and installed by the heating and plumbing contractors; their cost is not part of the Neolia offer.
A device fails: who replaces it?
In new builds, the electrical contractor that sold and installed the device replaces it and claims the warranty of its supplier. In existing buildings, Neolia replaces the device it took on, directly or through a partner: report the fault to contact@neolia.ch. We do not promise any response time. The procedure for the electrician.
What about the doors during a power cut?
Exit from the inside is always possible without power and without a key, by the handle or the push bar of the door, as the VKF/AEAI fire protection regulations require for escape routes. The electrician chooses the type of door release according to these regulations. Without power or network, the door station and remote opening do not work: the door is then opened with its key. Neolia does not supply or promise any backup power.
What is included in operation?
The 120 CHF pay for the whole operation of the connected building, with no split by service: receiving door calls and remote opening, names and access codes, meter reading and individual billing, alerts from building systems, the residents' app, hosting, updates and support. There is no module to unlock, and no function announced as included is billed as an extra. On the platform side, users are unlimited and the resident app is free, with no limit on numbers. Platform details, connected building details.
Who owns the equipment once it is installed?
Yours. On new builds, you buy it from your electrical contractor: it belongs to you from purchase. In renovation, where Neolia covers the equipment, it passes to the owner on commissioning, with no purchase price. The operating fees are neither its price nor its repayment, and Neolia keeps no right to take it back, including if the contract ends early. Where the equipment is invoiced to you, ownership passes to you on full payment. Article 8 of the general terms.
What if I stop before the end of the term?
Three months' written notice. Operating fees remain due until the end of the commitment term, and no compensation relating to the equipment is due. The builder follows a separate rule: it pays until the operator takes over the contract, and nothing if the takeover happens before activation. If nobody takes over the contract, it ends after twelve months. If the contract ends because of a breach by Neolia, nothing is due for the remaining period, and anything paid in advance is refunded. When the contract ends, the audio door call and remote opening continue to be provided free of charge. Neolia may stop this basic service with twelve months' written notice. Your data remains readable and exportable for 90 days, then it is deleted. Article 12 of the general terms.
Are prices exclusive of tax?
Prices for professionals are excl. VAT. For private landlords and self-managed condominiums, the amounts shown are final: that is what you pay. Subscription prices may be revised once a year, on 1st January, in line with the Swiss consumer price index and never by more than 3 %. On a 60-month operating agreement, operating fees remain fixed for its whole term. Article 4 of the general terms.
Is my existing equipment compatible?
Neolia relies on open protocols and talks to a large share of what is already installed in a building. Being absent from our list is not an incompatibility, only equipment we have not connected yet. Check your equipment, or describe your installation to us.
