The property management platform

The property management software that also talks to your buildings.

Neolia holds your portfolio, your leases, your statements, your incidents and the relationship with your residents. It works on its own, without touching your buildings. And when a building is equipped, it receives the information straight from it.

What the platform carries, day to day.

Four areas, no optional module, and the number of staff does not enter into the price.

01

Portfolio and leases

Buildings, stairwells, units, tenants and owners in a single database. You drop in a lease as a PDF, the platform reads the tenant, the net rent, the charges, the deposit, the dates and the reference rate from it, then schedules every deadline.

Indexation is then set unit by unit, on the reference rate and the price index. Addenda, terminations and receipts follow.

02

Finances and statements

Service charge statements, payments received, reminders and supporting documents kept period by period. Every line traces back to what produced it, exactly what a tenant who disputes asks to see.

Swiss invoicing is supported, with the structured reference of the QR‑IBAN.

03

Operations and incidents

An incident is reported, assigned to a contractor, tracked and closed, with its history. You know who was called, what for, and where the job stands.

The directory of contacts, the maintenance contracts and the building's documents live in the same place as everything else.

04

Condominiums and communication

Meetings, notices, votes and minutes for condominium administrators.

On the residents’ side, a messaging service that translates every message into the language of its recipient, the original staying visible. A tenant writes in German, your manager reads in French.

The search bar that acts.

This is the function Neolia is judged on. You dictate or write your request as you would say it to a colleague, without knowing which screen holds the information: the platform finds the data, starts the process or produces the document.

  • « Which rents are unpaid this month? » The count of arrears and the rents due, straight away.
  • « Draft this month's rent reminders » The document comes out on your letterhead, all that is left is to read it through.
  • « Which leases expire in the second quarter? » The list, with notice periods and terminations already received.
  • By voice or keyboard In everyday language, with no vocabulary to learn.

What management software cannot do on its own.

Property management software is only as up to date as the last person who filled it in. Neolia does that too, and can also receive the information straight from the building once it is equipped. Everything else follows from that.

What this is about Management software alone Neolia, with an equipped building
Meter reading Typed in by hand, or imported from a file supplied by a provider Sent continuously by the equipped building, with no site visit
Individual heating and water billing Produced from what was typed into it Built on measurements, every line tracing back to the reading that produced it
A boiler room failure Learned from the first resident who calls because they are cold Reported by the equipment itself, when it can report it
A name change on the entrance door station A call to the intercom firm, then a site visit Entered once with the lease, carried over to the door station by Neolia
Intercom and access Another trade, another provider, another contract In the same platform, with the rest of the building

The left-hand column describes a category of tool, not a particular product. We name no vendor. All this table says is that software with no link to the equipment depends on data entry, however good it may be otherwise.

The right-hand rows assume an equipped building. See what Neolia connects today.

Changing tools without spending the year on it.

It is the first question a management company asks when considering a move, and the only one that really decides.

  • Your data comes across Neolia reads the ww-dta-mpexp exchange format, the one W&W Immo Informatik publishes for its property management software, and your spreadsheets. A dry run shows you everything line by line, before anything is written.
  • Thirty days' trial On your real portfolio, not on a demo full of made-up data.
  • Unlimited users No surcharge per employee, no licences to count.
  • Nothing to install The platform opens in the browser in front of you.
  • No minimum term for the platform alone The 36 or 60-month term mentioned elsewhere only concerns the connected building, and it is set in its operating agreement.
  • Your residents get the app Free, with no limit on numbers, even with no equipment in the building.

Neolia never takes the place of the property manager.

Neolia can replace several of the programs a management company uses: administration, statements, sometimes the intercom and the resident relationship. It never becomes the manager of the property: the mandate, the decisions, the responsibility and the relationship with owners stay with the management company.

What the platform alone costs.

From 29 CHF per month for a private landlord or a self-managed condominium, a firm amount. From 190 CHF per month for a property management company or a professional administrator, excl. VAT, with the flat rate following the size of the portfolio.

And once your buildings are equipped, the flat fee is only due for the share their operation does not cover. See how the flat fee is absorbed.
