What to provide on site, on the technical side
If your team can run a clean supply and wire a dry contact, it can fit Neolia. Here is the technical detail, item by item, and what Neolia does remotely while you are on site.
ENTRANCE DOOR STATION
Power and IP link
- PoE only: one Cat 6 cable from the 802.3at PoE switch in the plant room. No 230 V supply at the door station. The switch is part of the active equipment: in new builds you buy it to the references we specify; in renovation Neolia supplies it. Provide its space and its 230 V socket. An 802.3af switch would not power the door station.
- Network: DHCP, outbound traffic only, no inbound port to open, no fixed IP required.
- Door release / magnetic lock: driven by the door station's built-in relay. Allow for the release supply, 12 V or 24 V, AC or DC depending on the model chosen, close to the door (see the wiring diagram below).
- Flush or surface mounted, as per the project's provisions drawing.
LORAWAN GATEWAY
The building's radio point
- Position: on a middle floor or at the top of the building, in the clear, away from metal masses, never inside a closed metal cabinet. Not in the basement: fitted low down, the gateway spends half its range climbing through the floor slabs. The plant room is only a fallback when nothing else is possible. The exact position comes from the micro-survey and appears in the provisions drawing.
- Permanent 230 V supply at this position.
- Internet: Ethernet connection to the building's Internet router (mandatory, ideally fibre; subscription paid by the building, usually the property manager). 4G is only a backup option.
- Rule of thumb: allow about 4 to 5 levels and 1500 to 2000 m² per floor per gateway. These are sizing guides, not a threshold: the real range depends on the concrete, the geometry and the metal masses, and a standard building commonly runs on a single gateway. The Neolia micro-survey decides and sets the exact number (Ethernet cable left ready at a high point on the riser or elsewhere), with no effect on the price: the project's provisions drawing prevails.
- Coverage test carried out with Neolia at commissioning: every meter and sensor is checked before the report is signed.
TECHNICAL SENSORS
Dry contacts, nothing else
- The building's plant (boiler room, lift, ventilation) reports its faults over a dry contact: you wire it to the radio module supplied, then scan its code with the Neolia Pro app, which links it to the job.
- The monitoring module is not battery powered: it needs a permanent 7 to 24 V DC supply, from a unit on a DIN rail. Allow per monitored plant room one 230 V supply and one free slot on a DIN rail.
- A module has two inputs, so two devices: three monitored devices in the same room need two modules, so two supplies and two slots. The exact count appears in the provisions drawing.
- No proprietary bus and nothing to set on the module itself: on site you scan its code and tell the app what each of its two inputs monitors. The platform does the rest remotely. Allow two minutes per module.
- Extra sensors (water leak, temperature): fitted on the wall or in a duct, powered by long-life batteries.
METERS
The heating and plumbing trade fits the meters, the radio reports them
- Energy and water meters belong to the heating and plumbing package: communicating models from the major manufacturers (GWF, Sontex, Zenner, Diehl Metering, Engelmann, Axioma or equivalent), by radio or on a wired bus, with compatibility confirmed with Neolia before ordering. What we read, and how often. Fitted like ordinary meters.
- Your only possible task: note the serial numbers as you fit them (the Neolia Pro app links them to the dwellings).
- On long-life batteries (10 to 16 years depending on the model): no power supply and no maintenance to plan. Electricity meters draw their power from the supply they measure.
- No metering wiring: no M‑Bus, no concentrator.
TYPICAL WIRING FOR ONE STAIRWELL
The wiring diagram, for the electrician
To allow forThe Cat 6 cable to the door station, the 2 wires from the relay contact to the door release and the release supply (12 or 24 V, AC or DC depending on the model chosen by the joiner) are down to you. The type of release (fail-secure or fail-safe) follows the door concept: it appears in the project's provisions drawing.
Doors without powerExit from the inside is always possible without power and without a key. The electrical contractor chooses the type of door release according to the VKF/AEAI fire protection regulations. Neolia does not promise any backup power. The paragraph to copy into the tender documents.
ZERO PROGRAMMING
What you do not do (because it is done remotely)
Accounts, call buttons, occupant names, sensor pairing, commissioning: everything is configured remotely. On site, Neolia Pro guides you step by step, and Swiss technical support answers while you work. You leave when the coverage test is green, report in hand.
Good to knowEither way, whether Neolia is specified on the project or you bring the job through your distributor, pairing happens on site, by scanning: no device arrives already linked to the job. Neolia Pro guides you, and the configuration then comes down from the platform on its own.
