The building is delivered equipped with the Swiss Neolia digital platform: video intercom available on smartphones, continuous individual energy and water readings with statements compliant with the DIFEE model (individual billing of energy and water costs), technical monitoring of building systems (heating, lift, ventilation) and a management platform for the operator. There is no module to unlock, and no announced function is billed as an extra.

Digital building infrastructure · Neolia solution (Neolia Sàrl, neolia.ch), active equipment supplied and installed by the electrical contractor to the references specified by Neolia This item covers the supply and installation by the electrical contractor of the following active equipment, to the references specified by Neolia Sàrl, per stairwell: · the video entrance door station (calling dwellings on smartphones, remote opening, entry code), powered by PoE (Cat 6 cable); · the LoRaWAN radio gateway, for energy and water readings and technical monitoring, connected by Ethernet (Cat 6) to the building's internet router, installed on a middle floor or at a high point of the riser according to the short study; · the 802.3at PoE switch in the plant room, sized to the number of door stations in the project; · the monitoring sensors for the technical systems (boiler room, lift, ventilation), according to the approved concept. Neolia Sàrl specifies the references, approves the drawings, configures and commissions the installation remotely, commissioning report included, then operates it: resident apps (iOS / Android) and management platform for the operator. Deliverables at building handover: installation working and tested, occupants' names provisioned on the door station, individual readings in service for the first individual billing of energy and water costs (DIFEE), operating documentation, takeover of the operating agreement by the operator in accordance with Article 12 of the Neolia general terms of sale. On new builds, the active equipment and its installation belong to the electrical trade package: Neolia specifies the references, the electrical contractor orders, supplies and installs them with the cabling, power supplies, builder's openings and connections, and the equipment warranty follows its usual chain. In existing buildings, a case outside this item, the active equipment, its installation and its commissioning are paid by Neolia, from its own funds, from 8 dwellings per stairwell; below this threshold, 2'000 CHF excl. VAT per stairwell, once. A stairwell is an entrance to be fitted with a door station; an emergency exit does not count as one. In both cases, the operating agreement sets a term of 36 or 60 months, for which the equipment is never the consideration. Operation: 120 CHF per dwelling per year, excl. VAT, from activation of the services, payable by the operator, for the whole operation of the building, with no breakdown by service: intercom and access, reading and billing of consumption, technical alerts, resident apps. The price owed to Neolia and the share that can be passed on to tenants are two separate questions: nothing is automatic, and an invoice description is not enough (Art. 257a/257b CO). Also remaining in the electrical trade package: the Cat 6 cable (PoE power) per door station; the 12/24 V door release power supply per controlled door; the space and 230 V socket for the PoE switch in the plant room; per gateway, a permanent 230 V power supply and an Ethernet socket at the position set by the short study; per monitored plant room, a 230 V power supply and a free space on a DIN rail for the monitoring module (7 to 24 V DC permanent), at a rate of one module per two monitored systems. Remaining in other trade packages: the building's internet router and its subscription (client / property management); communicating energy and water meters from the major manufacturers (GWF, Sontex, Zenner, Diehl Metering, Engelmann, Axioma or equivalent), by radio or wired bus, compatibility approved with Neolia (heating / plumbing package). Controlled doors and power cuts
· Exit from the inside is always possible without power and without a key, by the handle or the push bar of the door, quickly and in the direction of escape, in line with the VKF/AEAI fire protection regulations (directive 16-15, escape and rescue routes).
· The type of door release or electric lock of each door, and how it behaves during a power cut, are chosen by the electrical contractor according to these regulations and to the requirements of the project.
· Neolia does not supply or promise any backup power. Without power or network, the door station, calls to the dwellings and remote opening do not work: access from the outside must then remain possible with the door key.

Digital building infrastructure. The client specifies the Neolia solution (Neolia Sàrl, neolia.ch) for the building's digital infrastructure: IP video intercom, individual energy and water readings, technical monitoring and management platform. The contractor signs the Neolia operating agreement for the building and pays its fees until the operator takes it over. The operator takes it over by an amendment signed with the contractor and Neolia, in accordance with Article 12 of the Neolia general terms of sale, without resetting the term.
