What a Neolia building changes in your day as a property manager
No "digital transformation": specific tasks that vanish from your week, costs compared honestly, and one rule we do not bend: you stay in charge, Neolia never steps in between.
The small tasks disappear
Changing a name on the intercom, arranging access for a new tenant, warning the building about a water shutdown: each of these tasks costs a phone call or a trip today. Here the name and the code are entered once in the platform, with the lease, and Neolia carries them over to the door station. A departure or an arrival takes a few clicks, and messages to residents go out in one go instead of tying up your switchboard.
The building tells you before the tenants do
Boiler room, lift, ventilation: in an equipped building these devices report what they are able to report, when they are able to. A fault that comes through becomes an incident in the platform, and the platform suggests the contractor who handles that kind of breakdown. You remain the one who gives the order: you approve, and every step is dated.
The readings arrive on their own, the statements come out ready
No more annual readings to organise, no more disputed estimates: every dwelling is read continuously by radio, and the DIFEE statements, the individual billing of energy and water costs, come out ready to invoice. For reference: in the offers we see, a specialist provider charges 50 to 100 CHF per dwelling per year for billing alone. Take out your own offer and compare: it is the only figure that counts for your building. Neolia costs 120 CHF per dwelling per year for the whole operation of the building, statements, intercom and alerts included, with no module to unlock.
Fewer disputes, charges that fall
In a building with central heating, consumption varies threefold between comparable dwellings, and by up to eight times for water (SFOE): without individual billing, this gap is spread across everyone. Statements also become harder to dispute: time-stamped readings, not theoretical allocation keys. Less correspondence to handle, and an argument at re-letting.
Taking over an equipped building, the easy case
For new builds, Neolia comes with the building: you are named as operator, you take over the operating agreement by an amendment signed with the builder and with us, and you inherit a documented building, with drawings, history and meter readings already running. You take over the remaining term, without starting from zero. No investment on your side.
Your current buildings, one by one
In renovation, from 8 dwellings per stairwell, the equipment and its installation are at our expense, from our own funds. The operating agreement sets a term of 36 or 60 months, then renews year by year. The risers stay untouched: the new door station replaces the old one, and the sensors work by radio. Below the threshold, still in renovation, installation costs 2 000 CHF per stairwell, once. The best candidate is a building whose intercom has to be replaced anyway.
Your client makes the decision
A property manager does not decide alone: it recommends to its owner, or takes the matter to the owners' meeting. The five levers, in the order that convinces:
- It costs them next to nothing. On renovations, from 8 units per stairwell, no investment to carry; on new builds, the equipment is already in the electrical works package of the site.
- Their asset gains documented value. The operating file already exists on the day of a sale or a refinancing.
- One more argument for keeping tenants. Potential to reduce consumption and some operating costs, better documented statements, a modern intercom.
- Some incidents are detected earlier. A leak found earlier can limit the scale and the cost of a claim.
- And you manage better, at the same management fee. Your mandate gains visible quality.
