Presenting Neolia at a condominium meeting
For the administrator or property manager taking the matter to the meeting: the proposal, the costs plainly, the benefits for each co-owner and the answers to the usual objections. Print this page as it is and attach it to the meeting notice.
The right moment is when the intercom is replaced
The typical case: the intercom is 20 or 30 years old and the parts are no longer available. The question put to the meeting is therefore not « should we spend », but « for the same spend, what do we want in return? » A new intercom identical to the old one, or a complete platform: video intercom on the phone and an entry code, individual readings with compliant statements, technical alerts and a management platform.
Draft resolution (to be adapted): The meeting resolves to equip the building with the Neolia digital platform when the intercom system is replaced. As this is the replacement of an existing system and the building has at least 8 dwellings per stairwell, the equipment, its installation and its commissioning are covered by Neolia from its own funds: the owners' association has no investment to finance. [Renovation variant if the building has fewer than 8 dwellings per stairwell: for a one-off investment of 2'000 CHF excl. VAT per stairwell (equipment, installation of the Neolia part and commissioning included), financed from the renovation fund / a call for funds.] The operating fees of 120 CHF excl. VAT per dwelling per year from activation of the services pay for the whole operation of the building (intercom and access, reading and billing of consumption, technical alerts, residents' app) and are entered in the common charges of the owners' association [the current reading/billing contract is terminated where applicable]. The share that each letting co-owner can charge to their tenants depends on their lease. The administrator is instructed to sign the Neolia operating agreement (term of [36 or 60] months, then renewal for periods of 12 months).
What it really costs
| Item | Amount (excl. VAT) |
|---|---|
| Investment | None in renovation, from 8 dwellings per stairwell: equipment, installation of the Neolia part and commissioning are paid by Neolia, from its own funds. Below this threshold, also in renovation, 2'000 CHF per stairwell, once, to be compared with simply replacing a shared intercom. |
| Operation | 120 CHF per dwelling per year from activation, for the whole operation of the building, with no split by service. Reading and billing are part of it: compare with the 50 to 100 CHF per dwelling per year that a billing provider charges for billing alone, in the offers we see. Take out the building's offer and compare. |
| For the same price | Intercom and access, the residents' app and technical alerts. There is no module to unlock. |
| Options | None: the price has no add-ons. |
If the building already pays a meter reading and billing provider, that contract ends: reading and billing are part of the Neolia operation. Compare the two amounts, figures in hand.
What each party gains
- The occupant: intercom on the phone, it answers even when nobody is home, a door code, consumption tracking, leak alerts.
- The landlord: statements based on time-stamped readings, an allocation that follows each household's consumption instead of a theoretical key, and a share of the costs chargeable to tenants only if the lease provides for it (Art. 257a and 257b CO): nothing is automatic.
- The community: faults caught early, and an operating history that documents the building.
The questions that come up, and the answers
« What about people without a smartphone? » The app is optional: the door works with a code and a key, and the call can ring on an ordinary phone. Nobody is left out.
« What about privacy? » The camera comes on during a call, like any video intercom: there is no continuous surveillance. Consumption data is used for the statements, and for nothing else.
“What if Neolia disappears?” The installed infrastructure is standard, an IP door station and off-the-shelf meters: it can still be operated. The commitment is set in the contract, 36 or 60 months, then year by year, and prices are public. If the contract ends because Neolia ceases trading, nothing is due for the remaining period and anything paid in advance is refunded.
« Why not just fit another intercom? » The same order of spending, but no data, no statements, no alerts, and the meter reading provider still has to be paid on top.
« Who decides the details? » The administrator keeps control: it is the administrator who routes the alerts to the usual contractors. Neolia never steps into those mandates.
