You take over a building already fitted with Neolia

A property developer or a general contractor hands you a new building that is already fitted: you chose none of it, and that is normal. Here is exactly what awaits you, what is expected of you, and why this is the most comfortable case there is.

1

You are named as the operator

The builder or the developer has given us your name as the building's operator. Neolia checks every appointment by hand: the building is linked to your account if you have one; otherwise you receive a personal invitation.

2

You sign the takeover amendment

You receive the building's operating agreement and a takeover amendment, signed by the builder, by you and by Neolia. You take over the contract in your own name, or in the owner's name with their power of attorney. You also take over the remaining term of the contract's 36 or 60 months, without starting from zero. You pay for operation from the takeover date, never for a period already paid by the builder. If the builder leaves you months paid in advance, in writing, you do not pay for them.

3

You receive a documented building

From the takeover: the management platform, the complete history since commissioning, and the readings already running for the first statement. No paper file to rebuild.

4

Your first three actions (a quarter of an hour)

  • Push the occupants' names to the intercom from your desk, without a site visit: they take effect in under an hour.
  • Name your contractors : who handles what, so the platform suggests the right one on every report. You remain the one who gives the order.
  • Invite the staff who will manage the building.
5

What you pay, and when

120 CHF per dwelling per year excl. VAT, invoiced by Neolia from the takeover date, or from activation if you take over before then. The months that the builder has left you in writing are not invoiced. This amount pays for the whole operation of the building, with no split by service: intercom and access, reading and billing of consumption, technical alerts and the resident app. There is no module to unlock. At the end of the commitment term, the contract renews for 12-month periods, unless objected to in writing six months beforehand. What the landlord can charge to tenants is a separate question: nothing is automatic, and an invoice description is not enough.

YOUR QUESTIONS

What every property manager asks

Am I committed afterwards? At the end of the commitment term, the contract renews for 12 months at a time, with six months' notice. You decide with the figures in hand.

Who pays afterwards? Whoever holds the contract: your property management company if it takes it over in its own name, the owner if you take it over in the owner's name. What the landlord can charge to tenants is a separate question, which depends on the lease and the law.

And our current tools? You choose. Neolia can replace your property management software: you export your portfolio as a spreadsheet, Neolia recognises your columns, and a dry run shows you everything before anything is written. You can also keep your tool: you then pull your statements, meter readings and accounting entries whenever you want.

THE OPPORTUNITY

A handover is also a showcase

This building will be your most efficient building to manage: fewer calls, automatic statements, traceable jobs. Many property managers discover Neolia through a handover, then recommend it for the rest of their portfolio. The arguments are in the property management business case.

DemoThirty minutes by video call on the actual building before the takeover: write to us and we will show you everything.
LEGAL FRAMEWORK

Recoverable charges and transparency for tenants

CO Art. 257a and 257b. The price owed to Neolia and the share you can charge to your tenants are two separate questions: nothing is automatic, and an invoice description is not enough. A tenant only owes the ancillary costs expressly provided for in their lease, for costs actually incurred. Article 4 of our terms.

OBLF Art. 4 and 5. A detailed annual statement is provided to the property manager. Tenants keep their right to inspect the supporting documents.

nLPD and GDPR. Compliant processing. No resale of data, no commercial profiling.

A model lease clause is provided to property managers on request.
