Partner kit · The transfer to the operator

You deliver the trade package, the contract follows the building

The principle that makes Neolia fit your line of work: the builder (or the developer) signs the building's operating agreement, and whoever will operate the building takes it over. Here is exactly how it works, based on Article 12 of the general terms.

1

You sign the operating agreement

It sets the building, the number of dwellings, the prices and a term of 36 or 60 months. It states who will operate the building: property management company, condominium or owner. If the operator takes over the contract before activation, you pay nothing.

You can also fund 12, 24, 36 or 60 months of operation, borne by you for good. It is never an obligation. An annual invoice paid in advance does not fund months: the part after the takeover is refunded to you.

2

During construction, no fees run

Each dwelling is invoiced from its activation, that is, as soon as its equipment works, occupied or not, and never during the works. The contract term starts from the first activation.

3

You give us the operator's name

As soon as you know them, and at the latest 60 days before handover. As long as nobody has taken over the contract, you remain its holder, and you pay for operation after activation.

4

The operator takes over the contract by an amendment

The amendment is signed by you, by the operator and by Neolia, at no cost and with no new contract. It sets the takeover date, the dwellings taken over and the status of payments. An agreement in principle is not enough: until the amendment is signed by all three, you remain the holder. The operator takes over the remaining term, without starting from zero, and inherits a documented building.

5

You are released

From the takeover date, you pay nothing more and carry no further operating responsibility. Neolia invoices the operator directly. The same period is never invoiced twice: whatever you paid in advance for the period after the takeover is refunded to you within 30 days.

FREQUENTLY ASKED QUESTIONS

Special cases

The property management company changes? The contract follows the building: it passes to the new property management company or to the owner, under the same rules, with the term unchanged.

The operator is not known at handover? You remain the holder and pay for operation of the activated dwellings. The takeover happens as soon as the operator signs the amendment, at no cost. If nobody takes over the contract, it ends twelve months after the first activation, or at the end of the months you funded. We remind you in writing three months before.

The condominium is only formed after the sale? You hold the contract until the condominium or its administrator takes it over, under the same rules.

FOR YOUR TENDER

The argument to use with the client

The months you fund become a company contribution you can put a figure on: “the building is handed over with X months of operation paid”. This choice is written into the operating agreement, with the number of months, and stands even if the property management company takes over. An invoice paid in advance without this choice is refunded to you at the takeover.
