A Neolia project, step by step
Who does what, when, and what stays your responsibility: the five phases of a project with Neolia, from the tender documents to handing over the keys. Print it for your site manager.
Tender and planning
Neolia is in the tender documents, with standard wording in the specification text to copy. You send the drawings: we confirm the positions and the radio coverage, list the compatible meters for the heating and plumbing package, then send back the exact provisions drawing. You sign the building's operating agreement, for a term of 36 or 60 months. No equipment to buy from Neolia: the active equipment is priced in your electrical trade package. If the operator takes over the contract before activation, you pay Neolia nothing. Otherwise, you pay for operation until the takeover, and the contract ends after twelve months if nobody takes it over.
YouNeoliaStructural works
Two things: an empty conduit to each entrance door station, and a 230 V supply with an Ethernet socket for the gateway, on a middle floor or at a high point on the riser, not in the basement. No riser, no metering bus between floors.
Your bricklayerYour electricianFit-out works
Your electrician pulls the Cat 6 on PoE to each door station, the door release supply (12/24 V depending on model) to each controlled door, and prepares the recess to the provisions drawing. The heating and plumbing trades fit the meters agreed with us, like ordinary meters. No metering connections.
Your electricianHVAC and plumbingCommissioning
Once the door station, the gateway and the sensors are installed and connected by your electrician, Neolia commissions everything remotely: accounts, call buttons, readings, monitoring. Coverage test and handover report included. No technician to wait for at the end of the works.
Your electricianNeoliaBuilding handover
The occupants' names are set on the door station before the keys are handed over. The operator takes over the contract by an amendment signed by you, by them and by Neolia, and your payments stop on the takeover date (see the transfer explained). The building is delivered documented.
NeoliaThe operatorWho does what, in one table
| You / your trades | Neolia | |
|---|---|---|
| Drawings and builder's openings | Send the drawings, incorporate the provisions drawing | Review, provisions drawing, meter list |
| Cabling | Power for door stations + gateway, empty conduits, power for the monitoring modules (230 V + DIN rail, one module for two devices) | No cabling: everything else is radio or IP |
| Active equipment | Door station, gateway, 802.3at PoE switch and monitoring modules, ordered by your electrician to the specified references and resold within their package | References specified, nothing to buy from Neolia |
| Installation | Door station, gateway, sensors (electrician); meters (HVAC and plumbing) | Nothing: Neolia delivers no equipment in new builds |
| Configuration | Nothing: no on-site programming | Remote commissioning and testing, report included |
| After handover | Nothing : operation is taken over by the operator, under the agreed contractual arrangement | Operation, support, management platform |
What disappears from the site, in figures
Items of a traditional wired installation that Neolia removes, at market prices, supply and installation, excl. VAT:
| Item removed | Cost avoided |
|---|---|
| Multi-dwelling street door station, supply only (standard market model) | 800 CHF / entrance |
| Indoor unit, supplied and fitted | 250 CHF / dwelling |
| Intercom conduits and cabling (riser) | 120 CHF / dwelling |
| M‑Bus cabling for the meters | 100 CHF / dwelling |
Example on a stairwell of 12 units: the traditional intercom and metering infrastructure amounts to 6,440 CHF, between the riser, the wired metering bus and commissioning by a specialist contractor. Those three items leave the site. What remains is the active equipment, which your electrician orders to the references we specify and resells within their package.
These amounts are installation costs, paid once. They have nothing to do with the 120 CHF per dwelling per year for operation, which pay for the whole operation once the building is in service.
Method: a like-for-like comparison, same scope. Only the items really removed are counted. Fitting and wiring the door station, like fitting the LoRaWAN gateway, are needed on both sides and are counted on neither; the M‑Bus concentrator is offset by the LoRaWAN gateway. The meters stay in the heating and plumbing packages.
