For an owner
Your building, legible and defensible.
A building owner wants three things: to know what happens there, to keep statements they can justify, and not to watch the building's value erode for want of information. Neolia answers all three, whether you entrust management to a manager or handle it yourself.
If you entrust your buildings to a manager.
This is the most common case, and nothing that follows changes your set-up: your manager keeps their mandate and their relationship with you. What changes is the quality of what they work with, and so what they can show you.
- A statement you can defendHeating and water costs rest on time-stamped measurements, not on a theoretical key. When a tenant disputes, the dated readings come back out.
- The building's value does not erode in silenceThe technical plant reports what it can report. A drift spotted early costs less than a breakdown endured.
- An upgrade without heavy worksMetering goes over radio and the intercom over the network: no riser to conduit and no wired bus to pull in an occupied building.
- You do not fund the equipmentOn renovations, from eight units per stairwell, the active equipment and its installation work are at our expense. On new builds, the equipment belongs to the electrical works package, to the references we specify.
The operating service is borne by the building, on the same terms as the billing costs paid to a provider today, where that service is provided for in the lease and meets the applicable legal conditions. The three cases, explained.
If you run your properties yourself.
Some owners let a few flats themselves, and some condominiums run without a mandate. That is an organisational decision, not a judgement on managers: the same platform is open to you, with the same functions and no cut-down version.
- Leases, deadlines, receiptsYou upload a lease, the platform reads the rent, the charges, the deposit, the dates and the reference rate, and schedules the deadlines.
- Service charge statements and collectionWith Swiss invoicing and the structured QR-IBAN reference.
- Re-letting, end to endThe advert is prepared, applications are sorted, the Swiss lease is generated on your letterhead and the inventory is scheduled.
- Meetings, for a condominiumNotices, votes and minutes, in the same place as the association's documents.
- Your tenants get the appFree, with no limit on numbers. They write, report an incident and receive their invoices, even with no equipment in the building.
- From 29 CHF a monthFor a private landlord or a self-managed condominium, firm amount. No minimum term on the platform alone.
The platform works on its own. The connected building works with it.
You can start with management, without touching your buildings, and equip a building later. The reverse does not exist: readings and alerts have to arrive somewhere.
On meeting individual billing standards.
The cantons' model energy provisions require individual heating cost billing for new buildings and major renovations. Thresholds, deadlines and exemptions are then a matter for each canton: we cannot tell you from this page whether your building is concerned, only that the standard exists and must be checked canton by canton.
What we can say is what the upgrade really requires in terms of works, and what it costs. Individual heating and water billing, in detail.
