Where each item goes, and what to allow for on the drawings
For planners: the position of each device in the building, the conduits and supplies to allow for, trade by trade. The diagrams below are generic: the exact dimensions for your project (recess, heights, routing) are in the provisions drawing, drawn up by Neolia once your drawings are checked, and it governs the works.
Layout in the building, floor by floor
The entrance detail, to transfer onto your drawings
The provisions table, trade by trade
To carry over into your tender documents: everything the project must provide for Neolia. Exact quantities and dimensions come from the project's provisions drawing.
| Trade package | Provision required | Detail |
|---|---|---|
| Masonry / structural works | Empty conduit to each door station position + flush-mount recess | M25 conduit recommended (ample room for a Cat 6) · flush-mount opening 93 × 202,5 × 33 mm (254,5 mm high with the module) · in existing buildings: surface mounting with a custom Neolia adapter plate |
| Electrical | Cat 6 (PoE) from the plant room to each door station | Max. length 100 m per link · standard low-voltage routing · the 802.3at PoE switch is part of the active equipment: in new builds the electrician buys it to the specified references; provide its space and 230 V socket in the plant room |
| Electrical | Door release supply per controlled door | 12 / 24 V, AC or DC depending on model · M20 conduit recommended for the 2 relay wires |
| Electrical | Permanent 230 V + Ethernet (Cat 6) for each LoRaWAN gateway | Middle floor or top of the riser recommended, position set by the short study |
| Electrical | 230 V + Ethernet socket for the building internet router | In the plant room · operator line (fibre) to coordinate · also provide the 230 V socket and the space for the PoE switch |
| Electrical | Per monitored plant room: one 230 V supply and one free slot on a DIN rail | It powers the monitoring module, which needs a permanent 7 to 24 V DC from a power unit on a DIN rail. One module covers two devices: three monitored devices in the same room means two modules, so two supplies and two slots. The exact count appears in the provisions drawing |
| Heating / plumbing (HVAC) | Communicating water and heat meters (radio or wired bus) | Major manufacturers (GWF, Sontex, Zenner, Diehl Metering, Engelmann, Axioma or equivalent), models confirmed with Neolia before ordering · long-life battery powered, no supply to allow for · serial numbers recorded at installation · electricity is not in this package: billing metering belongs to the grid operator and to legal metrology, and we read its meter through its customer interface. Only a private sub-meter (laundry room, charging point, common areas) can be fitted here, and it is powered by the circuit it measures. The metering detail |
| HVAC / lift / ventilation | One dry fault contact per monitored device | Wired to the radio module supplied, commissioned by scanning its code · one module for two devices, each with its own supply (see the electrical line above) |
| Joinery / façade | Door release or magnetic lock suitable for relay control | Type (fail-secure / fail-safe) as per the door concept, fixed in the provisions drawing |
| Property manager / client | Building internet subscription (fibre ideally) | Mandatory · taken out before commissioning · 4G is only an optional backup |
The active equipment, and who supplies it
Three active devices are required per stairwell: the video door station, the LoRaWAN gateway and the PoE switch in the plant room. On new builds, the electrical contractor orders them to the references below and supplies them within their package; on renovations, Neolia supplies them. The first two are described below, the third right after. The exact model may change: the project's opening schedule prevails.
| Video entry door station (ref. Akuvox S535) | LoRaWAN gateway (ref. Milesight UG63) | |
|---|---|---|
| Dimensions | 210 × 100 × 27 mm (H×W×D) | Ø 115 × 21 mm excluding antenna |
| Mounting | Flush-mounted in new builds (opening 93 × 202,5 × 33 mm) · surface-mounted in existing buildings, with a made-to-measure Neolia adapter plate | Free-standing, wall or ceiling mounted |
| Protection ratings | IP66 · IK08 (outdoors, vandal-resistant) | IP30 (indoors only) |
| Power supply | PoE 802.3at (or 12 V DC / 3 A) | USB‑C 5 V / 2 A or PoE 802.3af via a splitter |
| Connections | RJ45 10/100 · built-in door release relay · 12 V DC / 500 mA output · 2 inputs | RJ45 10/100 to the router · optional 4G backup |
| Radio / protocols | SIP · ONVIF · 13,56 MHz and 125 kHz badges · BLE · QR | LoRaWAN EU868 · 8 channels · about 2000 measurement points |
| Temperatures | −40 °C to +55 °C | −20 °C to +50 °C |
The volt-free contact, terminal by terminal (ref. Dragino LT‑22222‑L)
Each monitored device (heat pump, lift, ventilation, technical alarm) is wired to the radio module through its volt-free fault contact. The module does not arrive paired: you scan its code with the Neolia Pro app, which enrols it and links it to the job. Nothing to set on the module itself. The typical loop, terminal by terminal, then the full terminal block:
| Terminal block | Terminals | Neolia use |
|---|---|---|
| Top | GND · VIN | Module power supply, 7 to 24 V DC (typ. 12 V), permanent |
| Bottom | DI1+ · DI1− | Device 1 fault: loop + → volt-free contact → DI1+, then DI1− → − (GND) |
| Bottom | DI2+ · DI2− | Device 2 fault, same loop |
| Bottom | RO1‑1 · RO1‑2 / RO2‑1 · RO2‑2 | 5 A relay, 250 VAC / 30 VDC: special controls, defined in the provisions drawing |
| Top | AVI1 · AVI2 | Analogue inputs 0 to 30 V: special measurements, on the provisions drawing |
| Top | ACI1 · ACI2 | Analogue inputs 0 to 20 mA (4–20 mA probes): on the provisions drawing |
| Bottom | DO1 · DO2 | NPN outputs, 36 V / 450 mA max: special uses, in the provisions drawing |
LoRaWAN installation rules
- Gateway on the middle floor or at the top of the building, in the clear: not inside a closed metal cabinet, not against a metal mass. Indoors only (IP30).
- In normal use the coverage passes through several floor slabs: a standard building runs on one gateway.
- Dense concrete, a long building or several wings: the short study decides on a 2nd gateway. On new builds, it goes into the electrical trade package; in renovation, it follows the building's cost coverage rules. Plan the Cat 6 left ready at the high point from the planning stage.
- Coverage test at commissioning: every meter and sensor is checked before the report is signed. Nothing is left to the site's judgement.
What Neolia needs from you to draw up the provisions drawing
- The project drawings (PDF or DWG): site plan, sections, floors with service ducts.
- The number of stairwells and of dwellings per stairwell.
- The position of the plant room and of the operator connection.
- The concept for the controlled doors (fire exit, existing access control).
- The likely HVAC and plumbing contractor and, if known, the meter models under consideration.
